Slab Repair Methods Compared

Before methods, the clues. These are worth a look, not proof that a slab has moved:

  • Cracks across the slab or floor tile. A crack that crosses several tiles, or has one side raised above the other, may be worth showing a specialist.
  • Gaps at baseboards. Trim lifting off the floor along one wall can trace a settled edge.
  • Doors out of square. Interior doors that rub along the top or swing open on their own.
  • Garage floor changes. A garage slab pulling away from the house wall or tipping toward the door.

A slab can shift when the soil under it is wetter in one place than another. In the Chattanooga, TN area's limestone valleys, NRCS describes series such as Talbott and Colbert as clayey subsoil that passes water slowly. The slab edge meets rain, sun and roots first; if it dries ahead of the middle, or a soggy patch forms along one side, that part can settle. A leaking line under the concrete, downspouts at the wall or nearby trees can do the same.

The options fall into three groups. Piers, steel or concrete, pressed or driven to firmer soil or rock, carry the slab edge and can bring it back toward level; they add support but cost more. Slab lifting pumps grout or foam under a settled section; it costs less but adds no deeper support. Drainage changes deal with water, not concrete. Whether the slab has moved, and which fits, if any, is the specialist's call.

What Gets Done During Slab Foundation Repair

Scope follows the specialist's visit, and the answer may be to leave things alone.

  • Edge piers. Piers along a settled perimeter, with the slab raised onto them where planned.
  • Interior piers. Piers placed through the floor where an inside section has dropped.
  • Slab lifting. Material pumped through small holes beneath a settled floor, porch, walk or garage section.
  • Rainwater led off. Downspout extensions and regrading so water drains away from the slab edge.

No figure here is local: all three rows are national ranges from home-cost sites, with no Chattanooga, TN or Tennessee number among them, and none is our price, quote or bid. A given slab's cost shows up only in the specialist's written estimate.

How Slab Foundation Repair Is Usually Done

  1. Your note goes out. It reaches one local foundation specialist through us; if it can help, the specialist replies.
  2. Readings across the floor. The specialist maps high and low spots and looks along the slab edge.
  3. A written plan and price. If work looks worthwhile, the specialist's estimate should spell out the method, the count and depth of piers, any lifting, warranty terms and the price.
  4. Permit and engineer. Inside Chattanooga, TN, permits, plan reviews and inspections go through the City's Land Development Office. Ask the specialist whether your slab work calls for a permit and who pulls it, and check with that office at 423-643-5894. Ask, too, whether a licensed professional engineer will go over the repair plan.
  5. The work. The repair crew sets piers or lifts the section in stages, then rechecks the floor levels at the end.

Why Homeowners Choose Slab Foundation Repair

Slab work is meant to rest the concrete on even support again. That can help floor tile stay intact, baseboards stay tight and interior doors close cleanly. It's your call whether any of it goes ahead.

Slab Foundation Repair Questions, Answered

Can a garage slab be part of the request?

Yes, mention it. Garage floors are often separate pours, and a gap at the house wall may be ordinary concrete shrinkage or an edge that has settled. The specialist can tell you which after seeing it.

Why might lifting be suggested instead of piers, or the reverse?

Lifting fills the void for less money but puts no new support into the ground; piers carry the load from firmer soil or rock. If the soil is likely to keep changing, the specialist may suggest piers, drainage work or both. Ask for the reasoning in writing.

What if a plumbing leak is suspected?

Tell the specialist, and bring in a locally licensed plumber: in Chattanooga, TN and Hamilton County, plumbing is licensed and permitted locally, and we offer none of it. Ask how the plumbing fix and any slab work line up, and get each scope in writing.

Does a slab contractor need a state license here?

For most jobs, yes. In Hamilton and Bradley counties, Tennessee's Home Improvement license applies to home repair jobs from $3,000 to $24,999, and a contractor's license is needed at $25,000 and above. Get the number, run it on verify.tn.gov yourself, and see that the same name and number sit on your contract. More: foundation repair rules in Tennessee.
