What Foundation Work Costs

This guide uses no figure for Chattanooga, TN and no statewide Tennessee figure, since we found none worth trusting. Each row is a national range from a home-cost website, labeled with source and year, and none is our price, quote or bid. Every row is a planning range, not a quote or bid, so treat it that way.

Cost rowFigureSource (year)
Typical foundation repair, nationalabout $2,224 to $8,134 (average about $5,179)This Old House (2026)
Piers, per pierabout $1,000 to $3,000This Old House (2026)
Pier and beam repairabout $2,000 to $15,000 or moreHomeGuide (2026)
Crack repair, per crackabout $250 to $800This Old House (2026)
Slab lifting (mudjacking)about $550 to $1,300This Old House (2026)
Structural engineer's reportabout $500 to $1,000This Old House (2026)

Note the units: pier and crack rows price one unit, the typical and pier-and-beam rows a whole job, and the engineer's row a written opinion, not a fix. HomeGuide (2026) lists three more figures outside the table: about $1,000 to $3,500 for leveling with shims, about $10,000 to $20,000 for extensive underpinning, and about $1,000 to $10,000 for slab foundation repair.

The numbers also point to a license tier. For a home in Hamilton County or Bradley County, any home repair job from $3,000 to $24,999 calls for the state's Home Improvement license, and most typical jobs and most rows' upper ends sit in that band. A large pier job can pass $25,000, where a state contractor's license takes over. Either way, get the specialist's license number and run it through verify.tn.gov on your own.

Factors That Raise or Lower the Price

Every price is the specialist's, never ours, and two houses with similar cracks can end up far apart. These items move a total most.

  • Pier count and depth. Piers are priced one at a time, and the depth each must reach changes labor and material. Hillside lots and rock near the surface can change both; only the specialist's look at the house settles that.
  • Getting to the work. A steep yard, a low crawl space, or slab edges hemmed in by a patio or driveway can add digging and restoring.
  • Raised-floor supports. Where the house rests on piers and beams over a crawl space, the plan may lean on shims, new posts or beam work, with or without outside piers.
  • Plumbing repairs. A leak found along the way is separate work for a locally licensed plumber, under its own permit. We offer no plumbing work.
  • Drainage work. Longer downspouts, cleaner gutters or regrading a yard that tips toward the house may be proposed, each priced on its own line.
  • The permit. No row above includes a permit fee, so ask whether the total does, and who files the application.
  • An engineer's report. If one is part of the plan, it adds its own cost (see below).

Comparing Foundation Repair Quotes

Each quote here is a specialist's written estimate, made after a look at the house; we never write one. Ask for any of these lines that is missing.

  • The scope. Each wall, room or area to be worked on, and the steps planned for each.
  • The piers, spelled out. How many, which type, how deep and where each one sits, best shown on a drawing of the house's outline.
  • The permit. Who is pulling it, and whether the price includes its cost. State law has a home improvement permit show the contractor's Home Improvement license number, so check it against the contract.
  • Any engineer's report. Who orders it, who pays, and whether it comes before the plan is final.
  • The license details. The state license number, the business name it sits under, and which tier the price falls in.
  • Warranty terms. What the written warranty includes, its length, and whether a buyer of the house inherits it.
  • Payment. The deposit, what is due during the work and what is due at the end. Under the state's consumer guidance, a deposit above one-third of the contract price is generally off limits for home improvement contractors.

Why an Engineer's Report Can Help

A structural engineer's written report usually runs about $500 to $1,000 (This Old House, 2026). It can help by giving you a view from someone who isn't selling the repair: the engineer studies cracks, floor slopes and framing, then writes down a likely cause and an approach. Whether your job calls for one is not ours to say.

So ask in two places. Ask the specialist if a licensed professional engineer is going to see the house and sign off on the plan before any digging starts. Inside Chattanooga, TN city limits, ask the City's Land Development Office, which lists structural reviews among its services, whether the job needs one (423-643-5894). Elsewhere, ask the office that issues permits for the address.

You can also hire an engineer yourself; we don't supply one, and no row above assumes an engineer's fee sits inside a contractor's price. USGS counts the Valley and Ridge among Tennessee's karst regions, so if a hole or low dip shows up in the yard, say so when you write in, and ask the specialist if a geotechnical professional or licensed professional engineer ought to see the ground before anything else.

Move From Ranges to a Quote

The calculator takes four answers: slab or raised floor, the ground floor's size, the share of the house showing signs, and whether to include an engineer's report. It spaces piers about 8 feet apart along the walls showing signs, a figure we picked for planning, not a rule; the specialist sets the real count. The engineer step starts on "Not sure," since we found no rule either way. The national range is wide, and rougher for a raised floor (see the Pier and beam repair row). Even its smallest result, $4,000, sits in the Home Improvement band.

A real number only comes from the specialist's written estimate, after a visit. Use the form to tell Foundation Repair Chattanooga TN what you've seen, and we hand the request to one local foundation specialist, who reaches out if it is able to help. Sending a request costs nothing; ask whether the visit or estimate does. The specialist may say the signs only need watching, and hiring anyone stays your call.
